TD Centre Energy Plan
Multi-phase efficiency and infrastructure roadmap for one of Canada's most iconic commercial complexes

Project Overview
The TD Centre Energy Plan project involved developing a comprehensive energy transition strategy for the iconic TD Centre complex in downtown Toronto, one of Canada's most prestigious commercial developments comprising six buildings totalling more than 5 million square feet.
This strategic initiative aimed to create a roadmap for modernizing the complex's energy infrastructure, improving efficiency, reducing carbon emissions, and enhancing resilience while maintaining the highest standards of tenant comfort and service reliability.
My Role
I served as Technical Lead, Project Manager, and Mechanical Engineer of Record for the TD Centre Long-Term Energy Plan.
Scope of Work
- Comprehensive energy audit and baseline assessment
- Development of multi-phase infrastructure renewal strategy
- Carbon reduction pathway planning and implementation roadmap
- Multi-scenario financial modelling and lifecycle cost analysis for proposed upgrades
- Integration with district energy systems and renewable options
- Resilience planning and backup systems assessment
Technical Challenges & Solutions
A key challenge in this project was developing a modernization strategy for a complex that operates 24/7 with high-profile tenants who cannot tolerate service disruptions. The buildings' historic significance and architectural prominence added another layer of complexity.
The solution involved creating a phased implementation approach that prioritized interventions based on impact, cost, and disruption potential. This included identifying "quick wins" that could be implemented with minimal disruption while planning for larger infrastructure upgrades during scheduled maintenance periods.
A detailed hydraulic and thermal digital twin of the complex's hydronic systems was developed to support infrastructure planning and operational scenario analysis. The model extended to individual floor levels, representing central hydronic distribution systems without modelling every individual air handling unit.
Results & Impact
Planning Outcomes
- Developed a phased infrastructure modernization and energy transition roadmap.
- Evaluated energy performance, lifecycle costs, and alternative investment scenarios.
Business Benefits
- Identified potential operational and financial benefits associated with proposed infrastructure improvements.
The TD Centre Energy Plan provides a phased roadmap to inform future infrastructure investment decisions. The benefits above are planning-stage findings from engineering analysis, not measured results of implemented upgrades.
